Absolutely not. We have focused and streamlined our program to make a fair profit handling your transaction for just one percent. We will not try to convince you to place your home on the Multiple Listing Service. If you choose to do so it will be your decision.
We are able to do so for several reasons. We are experienced professionals who have handled many transactions. You save us time by handling the marketing of your home. We are able to handle almost all of our responsibilities online and on the phone which saves us time as well. Although we won't be holding open houses, showing your home, or meeting the termite inspector, we will be there for you during the whole process to make sure your sale is handled properly.
Sometimes home sellers will determine up front to market their home by owner for a specific period of time and if they don’t achieve the desired results, they then place the home on the Multiple Listing Service. If at some point you decide to list your home on the MLS we can convert your listing very quickly.
That is not a problem. We represent you and the other agent represents the buyer. You will however, have to decide how the buyers' agent will be compensated – by you or by the buyer.
Absolutely. We are full-service Realtors and we can help you purchase your new home. While your home is on the market we can assist you in becoming familiar with what is available on the market so that when your home sells you can move forward quickly to purchase your next home.
Many agents contact you because they are motivated to try to get the listing for your home. We recommend that you place on your voice mail and on any advertising you create the phrase “our sale is being assisted by a licensed real estate agent”. This will dramatically reduce the number of calls you receive from real estate agents wanting to list your home.
We really hope you won’t want to cancel and we will do everything we can to make sure you don't want to. However, if you decide for any reason that you want to discontinue the program simply notify us in writing and the cancellation will take place immediately. If your home is under contract or we are currently negotiating with a potential buyer for your home, the listing will continue to cover that closing and/or buyer.
We strive to be very available for your questions. If we can take your phone call when it comes in we will certainly do so. If you leave a voice mail message, text us, or send an email we will respond as quickly as possible – within 24 hours or less, but hopefully within an hour or two.
